Two-Bedroom Condos in Cebu: Layout Types, Bathrooms, Dues and Parking

Cebu two-bedrooms on our pages range from about 37 sqm to well over 100. What changes between them — and what stays your cost every month.

A two-bedroom is the condo for households: a couple with a child, a parent and an adult child, two sharers, or anyone who needs a dedicated office or a guest room. In Cebu the label covers two very different products — compact plans of about 37–48 sqm with one shared bathroom, and larger plans from roughly 57 sqm up with an en-suite and often a maid’s or utility room. The larger plan is easier to live in; the compact one costs less to buy and less every month, because dues and utilities scale with floor area. Parking is usually a separate purchase, so check it before you compare prices.

The layout types you will see

We read the two-bedroom plans shown on our project pages. They fall into three groups:

The Persimmon plan shows how the space is spent: of 68.50 sqm, the common bath (3.75 sqm) and maid’s/utility room (3.15 sqm) take 6.90 sqm, the master bath 3.54 sqm, the two bedrooms 12.25 and 10.30 sqm, the living, dining and foyer 21.66 sqm, and two balconies 8.44 sqm. In a compact plan, almost all of that “extra” disappears and the bedrooms shrink to fit a bed and little else.

One bathroom or two?

A single shared bathroom is the main compromise in a compact two-bedroom. It matters most when:

  • Two adults leave for work at the same time each morning.
  • You regularly host guests or a relative stays over.
  • A household member needs night-time bathroom access close to their bed.
  • You plan to lease the bedrooms to two separate tenants, who will expect not to share.

Also check where the bathroom door opens. In the Balai Mandaue Central and BE U Talamban plans it opens off the living area near the entrance, so neither bedroom is a passage; in some layouts, the only bath is reached through a bedroom, which is awkward for a shared household.

Sizes and listed prices on our pages

Across Cebu projects in our listing data (sold-out projects and duplicates excluded) there are 49 two-bedroom unit types in 45 projects; 45 have a stated size:

The 36 priced two-bedroom types are listed from ₱5.5 million (Primeworld District Mactan, 45–58 sqm) to over ₱40 million in resort residences, with a middle value of about ₱11.6 million. For two-bedrooms within a budget ceiling, see condos under ₱10 million.

Price per square metre varies more than the headline suggests. Dividing listed-from price by stated size gives roughly ₱231,000 per sqm for BE U Talamban’s 37.27 sqm two-bedroom (₱8.6M) and ₱224,000 for Soltana’s (₱10M+ from 44.73 sqm), against about ₱131,000 for Kalea Heights’ 61.50 sqm plan (from ₱8.07M) and ₱122,000 at Primeworld District. Location, finishes, delivery date and whether the unit is ready all move these numbers — but a compact plan is not automatically the cheaper way to get two bedrooms.

Storage: where a household’s things go

Two-bedroom buyers usually own more — a stroller, school things, a second wardrobe, cleaning supplies, luggage. Plans rarely show enough storage, so check:

  • Wardrobes: are built-ins included in each bedroom, or drawn as furniture you will buy? In a 10 sqm bedroom, a freestanding wardrobe takes space the bed needs.
  • Utility or maid’s room: even if you have no helper, a 3 sqm service room becomes the laundry and storage room.
  • Washer position: the compact Balai Mandaue Central plan marks a washer space by the door; ask where it goes on any plan that does not show one, and where clothes will dry.
  • Balconies: useful for air-conditioner condensers, plants and drying racks where house rules allow — but they count toward the price and, in some buildings, the dues.

Association dues scale with floor area

Condominium dues are generally billed per square metre of the unit each month. A larger two-bedroom is a permanent increase in running costs, not just in the purchase price:

At an assumed ₱90 per sqm per month: 37.27 sqm ≈ ₱3,354 a month (₱40,252 a year); 43.73 sqm ≈ ₱3,936 (₱47,228); 61.50 sqm ≈ ₱5,535 (₱66,420); 68.50 sqm ≈ ₱6,165 (₱73,980); 79.39 sqm ≈ ₱7,145 (₱85,741). At ₱120 per sqm, the 68.50 sqm unit would pay about ₱8,220 a month. The roughly 7 sqm that a second bathroom and service room add costs about ₱630 a month at ₱90 per sqm.

Ask the developer for the estimated dues rate, what it covers (security, common-area power, lifts, maintenance, insurance of common areas), whether balconies are counted, and when dues start — usually at turnover, whether or not you have moved in. Electricity, water and internet are separate, and air-conditioning two bedrooms instead of one shows up on the power bill.

Parking: check, don’t assume

Two-bedroom buyers are the most likely to need a car slot, and it is rarely part of the unit price. Points to clarify in writing:

  • Availability: how many slots the project has relative to units, and whether two-bedroom buyers get priority. Some buildings simply run out.
  • Price and payment: on our Kalea Heights page a standard slot is listed at ₱1.09–1.14 million (as of 3 October 2026), separate from the unit. Ask whether the slot can be paid on the same equity schedule and financed with the unit.
  • Title: a purchased slot may have its own condominium certificate of title, which means its own transfer costs and real property tax. Some projects offer leased or assigned slots instead.
  • Dues: ask whether parking slots are charged dues as well.

Questions to settle before reserving a two-bedroom

  • How many bathrooms, and can each be reached without passing through a bedroom?
  • What are the two bedroom sizes, and do both have a window and an AC position?
  • Are wardrobes, a washer space and a utility area included or only drawn?
  • What is the estimated dues rate per sqm, and is the balcony billable?
  • Is a parking slot available, at what price, on what terms and with what title?
  • If the household may shrink or grow, how easily could this unit be leased or sold to the next family?

Frequently asked questions

How big is a two-bedroom condo in Cebu?

Among the 45 Cebu two-bedroom unit types with a stated size on our project pages (as of 3 October 2026), the middle value is about 58 sqm. Eight start below 45 sqm — compact plans with one shared bathroom — and eight start at 80 sqm or more in luxury and resort projects.

Do two-bedroom condos in Cebu have two bathrooms?

Not always. In the plans on our pages, the compact two-bedrooms of about 37–48 sqm have one shared bathroom; a second bathroom appears in the larger plans from roughly 57–62 sqm, often with a small maid’s or utility room. Check the plan rather than assuming.

Is parking included with a two-bedroom unit?

Usually not — check. Parking is commonly sold or leased separately, may be limited, and can carry its own title. On our Kalea Heights page, for example, a standard slot is listed separately at ₱1.09–1.14 million (as of 3 October 2026).

Are association dues higher for a two-bedroom?

Yes, because dues are generally billed per square metre. At an assumed ₱90 per sqm a month, a 37 sqm two-bedroom would pay about ₱3,350 and a 68.5 sqm one about ₱6,165 — every month, for as long as you own it. Ask each developer for the estimated rate and whether balconies are billable.
