One-Bedroom Condos in Cebu: Layouts That Work, Sizes and the Real Cost Step

Not every “1BR” has a bedroom door. How to read the plan, what Cebu one-bedrooms measure, and what the extra room costs over a studio.

A one-bedroom is the right step up from a studio when you need to close a door — to sleep while someone else is up, to take calls, or to keep work out of the bedroom. In Cebu, most one-bedroom units on our project pages start at 30–40 sqm, and in the same building the extra room typically adds ₱2–4 million to the listed price. The catch is that the label alone guarantees nothing: some “one-bedrooms” are studios with a partition, so the floor plan, not the brochure name, should decide.

  • Look for a bedroom with a solid door and its own window. A partition, glass screen or loft gives privacy of sight, not sound.
  • Labelled one-bedrooms under 30 sqm exist; in those, check whether the sleeping area is really a room.

  • In studio-heavy towers, one-bedrooms can be few per floor and often sit at the corners — ask for the floor-by-floor mix.

What separates a real one-bedroom from a studio with a wall

Reading the plans published on our project pages shows how differently developers draw the same label:

  • Separate room with a door: the 33.08 sqm “1 BR B” plan for Balai Mandaue Central shows a bedroom with a swing door and its own window, a living and dining area with a second window, and the bathroom opening off the living side — so guests never pass through the bedroom.
  • Partition, no door drawn: the 30.20–31.33 sqm one-bedroom plan for Soltana Nature Residences places the bed at the window end, separated from the living area by a partition with an opening. The Midpoint Residences plan (listed from 24 sqm) shows the bed in a nook behind a partial wall.
  • Glass partition: the one-bedroom model unit pictured on our page for The Median Flats uses a black-framed glass screen between bed and sofa. It shares the window light, but sound passes over and around it.
  • Loft: The Persimmon in Mabolo shows a one-bedroom loft in which the sleeping level sits above the living area, open to it. You gain separation by height, but you climb stairs every night and the two levels share air and noise.

None of these is wrong; they suit different people. A partition layout can feel more open and bright in a 30 sqm unit. But if the reason you are paying extra is privacy, insist on a door — and ask whether it is part of the turnover specification or something you would have to add during fit-out.

Working from home in a one-bedroom

A door turns the bedroom into a second working room. Before reserving, check:

  • A window in each room. A bedroom without one is hard to work in and hard to ventilate. On a single-aspect plan, the living area and bedroom should share the window wall.
  • Desk space. A queen bed, a 1.2 m wardrobe and a 1 m desk need roughly 4.3 sqm of floor before any walkway (assumed furniture sizes). The Persimmon’s flat one-bedroom plan gives the bedroom 11.79 sqm; ask for the bedroom area on any plan you are considering.
  • Where the air-conditioners go. Two rooms usually mean two AC positions. Check that both exist on the plan, or the closed bedroom will be hot.
  • Sockets and data points. Ask where the internet and power outlets are in each room; moving them later means chasing walls.
  • The bathroom route. If the only bathroom opens from the bedroom, every visitor walks through your sleeping and working space.

How big Cebu one-bedrooms are on our pages

Across Cebu projects in our listing data (sold-out projects and duplicates excluded), there are 66 one-bedroom unit types in 61 projects; 62 have a stated size.

The 51 priced one-bedroom types are listed from ₱3.4 million to over ₱19 million, with a middle value of about ₱8.4 million; half fall between ₱6 million and about ₱11.5 million. The largest one-bedrooms in our data — around 55 to 71 sqm — are in luxury and resort projects. For a list of one-bedrooms by price band, see condos under ₱5 million and under ₱10 million.

Watch the labels

One listing in our data records a 22 sqm “one-bedroom”, smaller than many studios, and one developer markets 21–27 sqm units as one-bedrooms that our page lists as studios. Always compare the plan and the floor area; the name is not a measurement.

The cost of the extra room, building by building

The cleanest comparison is within one building, where location, developer and finishes are the same. Listed-from prices on our project pages, as of 3 October 2026:

Listed-from prices may refer to different floors or views. Developer price lists change; ask for a dated computation. Parking, VAT and other charges are not reflected unless the developer says so.

Two patterns stand out. The smallest step-up (The Midpoint Residences) comes with the smallest one-bedroom — from 24 sqm, with the sleeping nook described above. And in two of these buildings the gap between the one-bedroom and two-bedroom is smaller than the gap between studio and one-bedroom (Horizons 101: +₱1.1M; Balai Mandaue Central: +₱2.1M), which is worth knowing if a second room may matter within a few years.

The monthly difference during the equity period is easier to absorb than the headline: at Mandtra, 10% equity over 48 months works out to about ₱12,500 a month for the one-bedroom versus about ₱8,333 for the studio, before the balance is financed at turnover. If you are buying to lease, a one-bedroom widens the tenant pool from single renters to couples and remote workers, but it also costs more per square metre in some buildings than a studio. We do not assume rents here; check comparable listings in the same building and run the numbers with the rental yield guide.

Questions to ask before reserving a one-bedroom

  • Is the bedroom a full-height enclosed room with a door included at turnover?
  • What are the bedroom and living-area sizes separately, not just the total?
  • Does each room have a window and an air-conditioner position?
  • How many one-bedrooms are on each floor, and which positions (corner, mid-corridor) are still offered?
  • What is the price difference to the next-larger unit in the same building — and would that second room matter within five years?

Frequently asked questions

What is the usual size of a one-bedroom condo in Cebu?

Of the 62 Cebu one-bedroom unit types with a stated size on our project pages (as of 3 October 2026), 32 start between 30 and 40 sqm and the middle value is about 37 sqm. A few labelled one-bedrooms start below 30 sqm; in those, check whether the sleeping area is a separate room at all.

Is a one-bedroom worth it over a studio if I work from home?

Usually yes, if the bedroom has a solid door and its own window. That gives you a room to take calls in, or a quiet place to sleep while someone else uses the living area. A partition, sliding screen or loft without a door separates the spaces visually but not acoustically.

How much more does a one-bedroom cost than a studio in the same building?

In the buildings we compared, the listed-from price of the one-bedroom ran from about ₱0.5 million to ₱4 million above the studio (as of 3 October 2026). A small step-up usually means a small one-bedroom, so compare floor areas and the plan, not just the price.

Can a couple with a baby live in a one-bedroom?

For a few years many do, but plan for the point when a child needs their own room or a helper joins the household. If you expect that within the next five years, compare the cost of a compact two-bedroom now with selling or leasing out the one-bedroom later.
