Where to Rent in Cebu City: Neighbourhoods Compared by Commute, Housing and Asking Rent

IT Park, Cebu Business Park, Lahug, Banilad, Mabolo, Guadalupe, Talamban, Capitol Site and SRP — what each offers and what landlords were asking.

The best area to rent in Cebu City is the one that shortens your daily trip at a rent you can sustain: IT Park and Cebu Business Park put you next to the largest office districts but asked the highest rents in July 2026, while Lahug, Banilad, Mabolo and Guadalupe asked less for a one-bedroom and still sit within the central city. The trade-off is time: Cebu traffic varies so much by hour that a cheaper unit only saves money if the commute works at the hours you actually travel.

Cebu IT Park

Suits: people who work in the park and want to walk, and renters who value having offices, food and retail in one place. IT Park is an Ayala Land office estate on the former Lahug airport site; addresses inside it give Barangay Apas or Lahug. Buildings that appeared often in the July 2026 listings included Avida, 38 Park Avenue and Calyx. Since March 2026 interim Cebu BRT buses have run between Il Corso at SRP and IT Park.

Trade-offs: one-bedroom asking rents were above the Cebu City median, and the many competing listings mean you can compare several units in the same building — and negotiate. Whether you can walk from a building just outside the park depends on the route; see our walking guide.

Cebu Business Park

Suits: renters working in the business park or around Ayala Center Cebu who want larger units and are willing to pay for the address. Solinea, Avalon, The Alcoves and Park Point were among the most-listed buildings in July 2026. It had the highest asking rents in our table, especially for two-bedroom units.

Trade-offs: few budget options inside the business park. Some buildings marketed as “near Ayala” are outside it; our Cebu Business Park guide explains how to check whether an address is actually inside.

Lahug (outside IT Park)

Suits: students and staff of the University of the Philippines Cebu, whose main campus is on Gorordo Avenue in Lahug, people working in IT Park who want a lower rent, and renters looking for larger upscale units. The listings range widely: Mivesa Garden Residences was the most-listed building, while Marco Polo Residences in Nivel Hills and 32 Sanson by Rockwell accounted for much of the upper range — which is why Lahug’s two-bedroom median was higher than Mabolo’s or Banilad’s.

Trade-offs: the uphill areas toward Nivel Hills and Busay are further from the city centre. Check the exact route to your workplace at the hours you travel.

Banilad

Suits: renters wanting a more residential setting along the Gov. M. Cuenco Avenue corridor, and families looking at houses in subdivisions such as Maria Luisa as well as condos. Banilad’s one- and two-bedroom condo asking rents were among the lowest in the table in July 2026.

Trade-offs: Banilad is often described as the international-school area, but Cebu International School’s address is in Pit-os, further north — check the location of the school you actually need. Banilad borders Mandaue; units across the boundary are covered in our Mandaue guide.

Mabolo

Suits: renters who want a central location close to Cebu Business Park at a lower rent. Mabolo Garden Flats and The Persimmon, an Aboitiz Land project on M.J. Cuenco Avenue, appeared often in the listings. One-bedroom asking rents matched Banilad’s.

Trade-offs: earlier versions of this guide said Mabolo was next to IT Park; it is closer to Cebu Business Park, and IT Park is a separate trip. Main roads carry heavy traffic, so ask for a unit away from the street if noise matters.

Guadalupe

Suits: budget-conscious renters who still want to be in the central city. Guadalupe had the lowest one-bedroom median in our table, and Symfoni Nichols was the most-listed building. Several newer projects in the area, such as Casa Mira Guadalupe and Kalea Heights, are still pre-selling and will add rental stock when completed.

Trade-offs: parts of Guadalupe climb into the hills, so routes and travel times vary a lot by street.

Talamban and Pit-os

Suits: families who want a house or townhouse, students at the University of San Carlos Talamban campus, and parents with children at Cebu International School in Pit-os. Rentals here are mostly houses in subdivisions; there were too few condo listings on the portal to give a rent range.

Trade-offs: these northern barangays are further from Cebu Business Park and the downtown area, so test the commute at peak hours.

Capitol Site and Fuente

Suits: people working at the hospitals and offices around the Capitol — Chong Hua Hospital is in Capitol Site — and students in the area. The Cebu BRT stations at Fuente and Cebu Normal University have been operating since March 2026.

Trade-offs: much of the housing stock is older apartments and boarding houses, which are mostly advertised offline rather than on the portals, so compare in person.

South Road Properties (SRP)

Suits: renters who want newer mid-rise communities, access to CCLEX toward Cordova and Mactan, and the malls at SRP; the University of the Philippines also has an SRP campus. San Remo Oasis and Amalfi accounted for most two-bedroom listings, which asked a median of ₱28,000.

Trade-offs: SRP is reclaimed coastal land; check the hazard map for the exact address and test the trip into the city at rush hour.

How to choose between them

  1. Fix your destinations: workplace, campus, school and any regular hospital visits.
  2. Shortlist two or three areas that reach them without crossing the busiest corridors at your travel hours.
  3. Compare the same unit type in each area — at least three listings in the same building or street.
  4. Visit at your commute hour and after dark, and look at the building’s security and visitor rules.
  5. Check the exact address on HazardHunterPH for flood and landslide exposure.
  6. Read the lease terms — deposit, advance, dues and repairs — before you pay anything.

Frequently asked questions

Which Cebu City area is cheapest for renting a condo?

Among the districts we could measure in July 2026, Guadalupe had the lowest median asking rent for a one-bedroom condo on Rent.ph (₱17,500), followed by Banilad and Mabolo (₱20,000 each); Cebu Business Park was the most expensive (₱37,500). Rooms, bedspaces and small apartments are cheaper still but are mostly advertised outside the portals.

Where should families with children at an international school look?

Start from the school. Cebu International School, for example, gives its address as Pit-os in northern Cebu City — not Banilad, as is sometimes said. Areas to the north such as Talamban, Pit-os and Banilad shorten that school run, but test the drive at school hours before you sign.

Is Cebu Business Park safer than other neighbourhoods?

We do not rank neighbourhoods by safety, because we have no district-level crime data to support a ranking. Judge the specific building and street instead: guards and access control, lighting, how the building handles visitors, and how the area feels at night. The barangay hall can tell you about local concerns.

Can I walk to work if I rent near IT Park?
