The condos nearest Mactan–Cebu International Airport by road are on Mactan itself, mainly in Lapu-Lapu City’s central barangays and around Mactan Newtown — but the shortest-looking ones on a map are not always the shortest drive. Projects in Basak and Agus sit just south of the airfield, so the road route has to go around the airport: we measured about 8.3–8.7 km to the Terminal 1 access from points only 3.3–4.1 km away in a straight line. The trade-off of airport-side living is that the airport trip stays on the island while any commute to Cebu City or Mandaue crosses one of three bridges.

Where the airport is, and why the runway matters
Mactan–Cebu International Airport is in Lapu-Lapu City. OpenStreetMap places both Terminal 1 and Terminal 2 in Barangay Pusok, on the northern side of the airfield, with the PEZA-administered Mactan Economic Zone beside them. South of the airfield lie Basak and Agus, including the 63-hectare MEZ II estate. Several affordable condo projects are in that southern belt. They are close to the airport fence, but cars cannot cross the airfield: the mapped route follows the Pajo–Basak–Marigondon Road to the M.L. Quezon National Highway and then Airport Road.

Who airport-side living suits
- Aircrew and airport staff: early report times make the island-side route valuable. Compare the north-side Newtown with the cheaper south-side Basak projects using the distances above.
- Frequent flyers and OFWs: a unit that does not need a bridge crossing to reach the terminal reduces exposure to traffic on the three crossings. If you will be away often, ask about property management and leasing rules.
- Mactan Economic Zone workers: MEZ I is beside the terminals on the Pusok side and MEZ II is in Basak. For a landlord, that points to long-term tenants rather than short stays.
Trade-offs to weigh
- The bridges cut both ways. Every road trip between the mainland and Mactan uses the Mactan–Mandaue Bridge, the Marcelo Fernan Bridge or the CCLEX toll bridge. Living on Mactan keeps the airport trip off them; working in Cebu City or Mandaue puts your daily commute on them.
- Which side of the airfield. A south-side project can be cheaper and closer to MEZ II but farther from the terminals by road than its map position suggests.
- Noise. We have not measured it. Visit in the morning and evening, note the approach path, and ask about window specifications.
- Pre-selling vs ready. Brentwood and Royal Oceancrest are listed as ready for occupancy by PrimaryHomes; Paseo Grove is under construction. An airport-side plan that depends on moving in soon needs an RFO unit.
A mainland alternative
If you fly often but work in Mandaue or Cebu City, a condo on the mainland side of the Mactan Channel bridges may balance both trips better. That puts the bridge crossing on the airport run instead of the daily commute. Our Mandaue condominiums guide covers that side.

We have not measured noise at any of these projects. If it matters to you, visit at different times of day, note where the building sits relative to the runway and approach path, ask the building administration about window specifications, and speak with current residents.
Are these condos convenient for Mactan Economic Zone workers?
Often, yes. The PEZA-administered Mactan Economic Zone sits beside the airport on the Pusok side, and the 63-hectare MEZ II estate is in Basak, south of the airfield. Projects in Basak are close to MEZ II; for MEZ I, compare the route around the airport perimeter.
