Mactan Island is split between Lapu-Lapu City and the Municipality of Cordova, and its condo market is really several markets: a resort coast at Punta Engaño and Maribago, the Megaworld-built Mactan Newtown township, affordable towers in the central barangays near the airport and economic zones, and the Cordova side where CCLEX comes ashore.

The structural draw is access. Mactan-Cebu International Airport sits on the island itself, so guests and owners reach Mactan projects without crossing a bridge. How long the drive takes depends on which side of the airport a project is on and the hour you travel — we don't quote fixed times; test the route yourself.

Mactan sits at the edge of Metro Cebu. Two bridges link Lapu-Lapu with Mandaue City, and the 8.9-kilometre Cebu–Cordova Link Expressway, a toll bridge opened in April 2022, links Cordova directly with Cebu City — so hospitals, malls and schools on the mainland are a crossing away.

The investment math depends on your assumptions: rent, occupancy, dues, management fees and the building's short-stay rules vary by project. We don't publish appreciation or occupancy averages for Mactan without a dated, verifiable source — ask us for a dated computation and scenarios built on numbers you can check.

Mactan-Cebu International Airport is on the island, so no Mactan project needs a bridge crossing to reach the terminals. Projects on the far side of the airfield can be farther by road than they look on a map — check the route, not just the pin.

Airport on the Island

Mactan-Cebu International Airport is on the island, so guests and owners reach Mactan projects without a bridge crossing. Road distance still varies — projects south of the airfield have to drive around it — so check the route, and check current schedules for the international flights you need.

CCLEX Connects Mactan to Metro Cebu

The 8.9-kilometre Cebu-Cordova Link Expressway, a toll bridge open since April 2022, links Cordova directly with Cebu City, alongside the two bridges to Mandaue. It gives Mactan's southern side a direct route to Cebu City — test the trip at your commute hour.

Supply-Constrained by Geography

Mactan is an island, and only a few of its condo projects have their own beach frontage. That scarcity can support demand for genuinely beachfront units, but it does not guarantee price growth — and many projects marketed with sea views are not on the beach.

International Hotel Brands Raising the Baseline

Shangri-La, Crimson, Mövenpick and Hilton operate resorts on Mactan, which sustains its tourism economy. We don't attribute a price effect to them — judge each residential project on its own location, rules and price.

Market Insight: As of 3 October 2026, the four Mactan projects on our site with developer-documented beach frontage list from ₱6.5M (Costa Mira Mactan Tower 3 studio) to ₱19M (a one-bedroom at The Residences at Sheraton Cebu Mactan Resort), while airport-side towers in Basak list from ₱2.4M.
